Warehouses to be developed in minimum of 2 acres in case of warehouses set up for agriculture produce/ grain go-downs in hyper, high, medium, low potential zones. The approach road width will be minimum of 25 feet.

Warehouse for other than Agree Products

Warehouses to be developed in a minimum of 5 acres other than agriculture produce/grain go-downs within hyper, high, medium and low potential zones. The approach road width will be minimum of 30 feet.

Warehouse for Gas Godown 

Gas godown warehouses to be developed in a minimum of 0.18 acres in case within hyper, high potential, medium, low potential zones. The approach road width for the warehouses will be 25 feet.

Note- As per the provisions of laid out by the Town & Country Planning Department, in case the site of warehouse falls in more than one potential zones then the norms of area and approach will be applicable for the potential zone wherein more than 50% of applied land falls.

Logistics Park - Logistics park is defined as an agglomeration of a given set of logistics activities (core, value added, ancillary as well as commercial) at a particular, well-defined location. From a policy making point of view, these terms refer, fundamentally, to the physical organization of logistics activities where co-location of various industrial/units and collaboration among various complementary activities creates value, reduces cost and improves service levels. For the purpose of this policy, a logistics park system may include but not be limited to the following

a) Warehousing storage system, open, closed and special storage/ambient condition storage for transit period, dedicated warehousing for transit & bonded cargo, domestic cargo, inventory cargo (under long term contracts). 

b) Industrial plots and ready to move in sheds. 

c) Logistic services like inter-modal transfers container terminals, bulk / break-bulk cargo terminals.

d) Infrastructure for value added and ancillary services, commercial activity. The logistic parks shall also earmark dedicated area for idle parking. 

e) Sector specific in-bound and out-bound logistic infrastructure for focus sectors such as automobiles, food processing, pharmaceuticals. 

f) Inter-modal transfer arrangements/facilities, truck terminals. 

Integrated Logistics Park- For the purpose of this policy, in addition to the provisions of a logistics park ( as mentioned above), an integrated logistics park may include but not be limited to the following

a) Road and rail linked inland container depot, free-trade warehousing zone, domestic cargo zone and commercial development space. For integrated inland container depots/custom bounded area, availability of railway siding is a pre-requisite. 

b) Dedicated infrastructure for commercial activities such as business, exhibition centers, hotels, offices etc. 

c) Multi-modal transfer arrangements/facilities, truck terminals. 

d) Common Infrastructure such as Rail Yard, Stacking and circulating Area, Internal Roads, and Parking etc.

Dwarka Expressway Gurgaon Reality

Dwarka Expressway Gurgaon

We are all aware of an ambitious plan of connecting 25 km approx. stretch of road between Dwarka, Delhi and Gurgaon at NH-8, had been named Dwarka Expressway. Projects like Dwarka Expressway are taken up by National Highway Authority of India, but in this project is an initiative of HUDA and Delhi Development Authority.
According to information out of total distance of 25 km, perhaps 15 kilometers of the expressway would run thru the suburbs of Gurgaon and ten kilometers through Delhi.
Since a lot of Real estate companies have their residential and commercial projects in proximity to this proposed expressway, therefore the promoters are taking the advantage in advertising nearness to Dwarka expressway corridor, which has yet to come.
There does not seem to be any visible progress on the stretch, yet it is understood from sources that HUDA is actively working on contract tenders of the project, but there does not seem to be any news on the progressive steps by Delhi state.
No visible progress has been noticed and there are no signs of the project neither at the beginning at Dwarka nor at the other end at NH-8. In fact there is “ZERO” level of progress at Village Kherki Daula on NH-8 (at toll barrier) whereas, this location is earmarked for ISBT and Metro.
Since this project is a JV of Delhi and Haryana and not of NHAI, therefore, besides a close coordination between the two states the priority levels as well as budgetary constraints can influence the progress.

In last 3 years, almost 40 -50 new projects has been in Launched in Gurgaon, I am not considering Dwarka Expressway in Gurgaon, not a single project has been able to deliver the dreams.

Project such as Legend, Aloha has been launched 6 years back and still on the verge of completion or possession. An end-user paying hefty rent as well as sky rocketing interest rate to the bank, despite paying 80 -90 % of payment in last 3 years. Project on Sohna road, Golf course Extension Road, NH8 (after crossing Toll) are yet to deliver a project where hard earned money can be taken a shape of dreams.

It is always advisable to go for a ready to move apartment or floor, as per individual choice, as one can always see the actual finish, can save interest and rent together and above all peace of mind.

Yes, we have to shelve some extra money, but if we calculate how much interest we have paid to the bank, how much rent we have paid to landlord and believe me no project has been delivered in 3 years. I have not seen any of residential project in gurgaon delivered in promised time. So if 5 years if the 'dream period' for any of us, I will suggest to go for a ready to move in flats in gurgaon. If the budget is not allowing you to as per your requirement, go for a little less.

Manesar Toll

I hope this is not a good news  for clients who have bought or willing to buy any property near Manesar.

Haryana government has decided not to shift toll plaza from Kherki Daula to Bilaspur.

Despite highways ministry's objection to the state's proposal to connect a new highway (NH-236) with the Delhi-Gurgaon Expressway about 500 metres before the Kherki Dhaula toll plaza, Haryana has reiterated that there is no alternative to this alignment.

The state submitted at a high-level meeting held at the road transport and highways ministry on Thursday that it would not shift the joining point of the new NH beyond the toll plaza. The meeting was attended by senior officials, including DG (Road) RP Indoria and Haryana town and country planning secretary K K Jalan.

The NH-236, which is now only 8km long and has four lanes, will be extended to about 18km. The extension takes off from the Delhi-Gurgaon border on MG Road. It will touch Gurgaon-Faridabad road and Sohna Road before joining the Expressway.

"We have submitted our plan with the proposal that the new highway will join the expressway before toll plaza," said Haryana PWD chief engineer Mahesh Kumar. Ministry officials said Jalan has also told them that they would not make any amendment to their plan at any cost.

The new highway would be funded by the highways ministry and it would be built on a cash contract. "After commuters travel 18km on a state funded road, we can't force them to pay a huge fee for using only 500 metres of the expressway. It will be criminal to allow such a thing to happen," said a senior ministry official.

Ministry officials added that the state government representatives have told them that joining NH-236 beyond the Kherki Dhaula toll plaza could amount to violation of an agreement with the expressway developer, which restricts both the NHAI and the state from creating any competing road facility. "But we told them that this issue could be dealt with by the ministry and they should not be worried. So, now they have a new argument that there is no land available to shift the alignment," said a senior official of the highways ministry.

Sources said the state government was coming up with new arguments as the ministry was opposed to its plan. "They even came up with a suggestion that the ministry could construct an elevated stretch from the NH-236 joining point beyond the toll plaza. Will that not mean violating the agreement? We have asked them to reconsider the plan for larger public interest," said an official.

The ministry has also told the state government that it would acquire the necessary land in case it agrees to shift the joining point of the new NH.

Super Area of Apartment

DEFINITION OF SUPER AREA


Super Area for the purpose of calculating the sale price in respect of the said flat shall be the sum of flat area of the said flat and its pro-rata share of common areas in the entire said building.

Whereas the Flat Area of the said flat shall mean entire area enclosed by its periphery walls including area under the walls, columns, balconies, cupboards, lofts etc. and half the area of common walls with other premises/flats, which form integral part of the said flat. Common Areas shall mean all such parts/areas in the entire said building which the allottee(s) shall use by sharing with other occupants of the said building including entrance lobby, driver’s/common toilet, lift lobbies, lift shafts, electrical shafts, fire shafts, plumbing shafts and service ledges on all floors, common corridors and passages, staircase, mumties, service areas including but not limited to lift machine room, maintenance offices/stores, overhead tanks/underground tanks, pump rooms, boundary wall, guard room, garbage dumps, etc, architectural features, if provided, and security/fire control rooms.
In case of flats provided with exclusive open terraces the calculation of super area shall be dealt with separately. Flat Allottee(s), however, shall not be permitted to cover such terraces and shall use the same as open terrace only and in on other manner whatever.
It is specifically made clear that the computation of Super Area of the flat does not include the following:
a) Sites for shops and shop(s).
b) Sites/Building/Area of Community Facilities Amenities like Nursery/Primary/Higher Secondary School, Club/Community Centres, Dispensary, Crèche, Religious Buildings, Health Centres, Police Posts, Electrical Sub-Stations, Dwelling Units for economically weaker Sections/ Personnel.
c) Roof/top terrace above flats.
d) Car parking area
i. Exclusive right to use covered parking area of the Flat Allottee(s), at basement level.
ii. Open reserved car parking area.

It is clear that the Super Area mentioned in the Builder-Buyer Agreement (any) is tentative and for the purpose of computing sale price in respect of said flat only and the inclusion of common area within the said building/tower for the purpose of calculating super area does not give any right, title or interest in common areas by sharing with other occupants/allottee(s) in the said building.

  Overview

  • Kundli-Manesar-Palwal Expressway (KMP Expressway) or Delhi Western Peripheral Expressway is 135.6 km long Expressway being constructed in Haryana, India connecting Kundli, Manesar & Palwal. KMP expressway was planned to become operational by Commonwealth Games 2010 but will be ready by 2012. 

  • KMP is 135.6 km long Expressway in Haryana, has been divided into three parts of 45 km each. There will be three camps (major) at Kundli, Manesar and Palwal and will be supported by three ancillary camps at Jassoure Kheri, Badli and Taoru.  

  • This expressway will cross national highways, NH-1 near Kundli, NH-10 at Bahadurgarh, NH-8 near Manear and NH-2 at Palwal with a proposal of four flyover at places where the expressway will cross national highways.

  • 16 Overpasses and underpasses at crossings on state highways and major district roads.

  • 7 overpasses, 9 underpasses and 27 underpasses at crossings on Village roads. 

  • 33 agricultural vehicular underpasses, 31 cattle crossing passages, 61 pedestrian crossing passages. 

  • 4 railway over-bridges, 18 major and minor bridges, cross drainage works (culverts) at 292 locations, and 2 truck parking and 4 bus bays. 

  • 2 kilometer belt on either side treated as controlled area under the provisions of Punjab Scheduled Roads and Controlled Areas Restrictions of Unregulated Development Act 1963 along the expressway. 

  • Haryana government has encouraged local landowners having 50 acres or more of land in the amenity zone of KMP corridor will be permitted to take up projects like amusement parks, golf courses and Logistic Parks.

Tolling System

KMP Expressway will be fully automated at par with international standards. "Under this tolling system Known as the Closed Loop system, the traveler would be charged only for the distance traveled on the Expressway.

  • 10 entry and exit points through which the tolling would be controlled.

  • 2 main toll plazas and the rest 8 would be the entry and exit points.

  • Dual mechanism of controlling the revenue, which will work in tandem besides providing well-trained toll collectors through Automatic Vehicle Classifiers (AVC) and Violation Enforcement Systems (VES)........
